Noida Authority has taken strict steps to curb the high-handedness of the builders. The authority is in no mood to make any concession regarding the delay in delivering flats to the buyers and payment of dues. On Thursday, a joint team of the Planning and Work Circle Department raided the locations of three defaulter builders in the city. These three builders are Gardenia Aims Developers Private Limited, Logix Infrastructure Private Limited and Gardenia Gateway India Limited. During this, a total of 113 flats and marketing offices of these builders were sealed. All three builders owe a total of Rs 1,085 crore to the Noida Authority.
Details of sealed premises dealerwise According to media reports, the team sealed Tower D-2 of Sector-46 Gardenia Aims Developers Private Limited. In this, 110 flats belong to the builder. Apart from this, the project office was also sealed. The project was allotted to the builder on September 3, 2009. 20 towers are approved in this project. The occupancy certificate of seven towers was issued. But the last occupancy certificate was canceled. Till March 31, 2023, the builder owes 603.15 crores to the Authority.
Two flats, two stores and the marketing office of Sector-137 Logix Infrastructure Private Limited have been locked. The project was awarded on January 14, 2010. The Authority gave approval of 17 towers in this project. Out of these, an occupancy certificate has already been issued for 10 towers. Builder owes 379.65 crores to the Authority on this project.
A flat of Sector-75 Gardenia Gateway India Limited has been sealed. The project was awarded on January 12, 012. Nine towers are approved in this project out of which an occupancy certificate has not been issued for any of the towers. The builder has to pay an outstanding of Rs 103.38 crore to the Authority.
Warning on registry Officials say that the builder did not even apply for per-flat re-scheduling plans for quick execution of the pending registry of the buyers. Despite the issue of notice, the arrears have not been deposited. Now the Authority has warned the builders that action will be taken against their projects in the future for immediate execution of the pending registry of buyers and recovery of dues of the Authority. The officials are also preparing a list of other builders who have defaulted either in payment to the Authority or are not registering the flats in the name of individual buyers.
